Conveyance means there are no damages incurred to the property, and it is in a saleable condition. A final condition work order can be a specific work order that requires a different approach than any other work order in a property preservation business. The main purpose of this work order is to provide the most accurate bid after proper inspection of the property and get it back to the conveyance condition.

HUD and FHA: 

HUD stands for Department of Housing & Urban Development and is the federal agency under which the Federal Housing Administration (FHA) works.

When an FHA-insured mortgage is in default, the property is transferred to HUD and then put on the market by real estate. If an FHA loan is insured, defaulted, or is in foreclosure, it will be returned to HUD before it goes on sale. When it happens, certain conditions must be met. Only when all of this has been completed will the property be in the conveyance condition.

HUD will set a date for the transfer and will issue a Final Condition Work Order in no time. Please read the Condition Work Order in the final state. All things on the work order must be completed for this to happen. 

 If the work cannot be completed as permitted, HUD will request at least two bids to be submitted by two different contractors. Therefore, it is important to present meaningful and competitive offers with clear and complete photos proofs.

When can a property be in Conveyance Condition?

 To be transferred to the HUD, a property must meet certain standards, but this may vary depending on the property and circumstances:

  • The property should be empty.
  • Personal items should be removed.
  • Property should be secured with proper locks.
  • Windows should be covered if needed.
  • Roof damage should be repaired.
  • Utilities should be turned on when needed.
  • Insured pools and hot tubs
  • Proper lawn maintenance should be done.
  • Hazardous materials were removed from the property.
  • Internal and external debris should be removed from the property.
  • There should be no pending work orders.

The only exception to the above is when the HUD has been notified of a serious problem and has consented to the property as it is.

Important Notes:

When submitting a Final Condition Work Order, you want to be ready to answer this question: “Is this property in conveyance condition?” If the solution isn’t, you’ll want to provide photos and quotes for the work that is still needed to get it into conveyance condition.

However, remember that if you have an approved offer.
